If you’re planning a new building or major renovation in New York City, integrating solar is a smart move with long-term financial and environmental benefits. And, in some cases, it’s required by law.

At Brooklyn SolarWorks, we work directly with architects and project teams to design solar energy systems that integrate seamlessly with your plans, right from the start.

This guide covers everything you need to know to successfully incorporate solar into your next project.

Planning for Solar—When to Start and What to Expect

When to Bring on a Solar Partner

When it comes to solar panels for new construction and major renovations, our advice is: start early.

Bringing a solar design consultant to the table during the early planning stages allows you to integrate solar directly into the roof design. The result is a high-performing, code-compliant system that maximizes energy output and long-term savings.

If you wait too long to consider solar system design, you could end up having to work around avoidable issues like poorly placed HVAC equipment or bulkheads that eat up roof space and limit your solar options. You’re also more likely to run into permitting and approvals issues when you start late, which can result in expensive delays and rework.

What to Expect During the Design & Installation Process

Solar design and installation can fit smoothly into your workflow, especially with the right partner. At Brooklyn SolarWorks, we operate as an extension of your project team, coordinating directly with general contractors, engineers, and trades.

Here’s what you can expect:

  • Assessment & Proposal – Our team will assess your plans and create a tailored proposal.
  • Project Initiation – We’ll host a virtual kickoff with key stakeholders to align on design details, timelines, and expectations.
  • Drafting & Permitting – We’ll draft the solar plan set, prepare and submit your permit application to the NYC Department of Buildings, and conduct site visits to confirm key dimensions.
  • Site Preparation – We’ll prepare the roof for solar installation with internal conduits and roof attachments before insulation and the final roof membrane are installed.
  • Installation – We’ll coordinate with your team to schedule installation, which typically takes 1 to 5 days.
  • Inspections & Commissioning – During the electrical inspection, our team will confirm system commissioning and WiFi connectivity for monitoring.
  • Project Sign Off – We’ll file for final approvals with Con Edison, NYSERDA, and the NYC Department of Buildings. Typically takes 6–8 weeks, or 8–10 weeks for landmarked properties.
  • Tax Season – We’ll provide the necessary forms so the owner can claim their solar incentives when filing with their accountant. *Heads up, federal tax credits are expiring soon. Encourage your clients to start now if they want to claim valuable incentives.

Solar Requirements for New Construction & Renovations in NYC

New York City has enacted a series of climate laws that require solar panels or electrification for most new and renovated buildings. Navigating the requirements and how to best meet them can be challenging, but Brooklyn SolarWorks makes it easy. We have unmatched permitting and code expertise and will make sure your project is compliant from the start, preventing costly setbacks.

Here’s what’s currently required in NYC:

  • Local Laws 92 & 94: Require that most new buildings and roof replacements include either solar or a green roof.
  • Local Law 97: Sets emissions limits for buildings over 25,000 square feet. Installing solar panels is one of the easiest ways towards local law 97 compliance.
  • Local Law 154: Mandates that new buildings be fully electric. Solar is the most affordable way to power electric appliances and is ideal for all-electric buildings. This law went into effect for buildings under seven stories in 2024 and will be required for taller structures starting in 2027.

Solar Design Options That Work in New York City

Worried that solar won’t work with your building design? The right system can blend in beautifully. We install custom solutions that complement your project’s architecture and can even be hidden from street view.

Take a look at what’s possible:

Solar Canopies

Our patented, award-winning Solar Canopy elevates solar panels nine feet above the roof. This design adheres to fire path requirements while creating shaded, usable roof space underneath the panels. Plus, it’s sleek, with fewer legs and cleaner lines than bulky alternatives.

Tilt Racks

Tilt racks are ideal for projects that require a low-profile design that’s invisible from street level. If you’re building or renovating in a landmarked or historic area, tilt racks are a great option.

Ballast Mounts

Ballast mounts are a non-penetrating option that uses weight instead of roof anchors. They’re typically best for large roofs with a lot of open space.
